What is turnkey residential construction?

Turnkey villa or residential construction is a model where the entire process from land to occupancy runs under a single contractor. The architectural project, structural calculations, mechanical and electrical projects, municipal permits, excavation, shell, finishes, and occupancy application — all of it sits with us under one contract.

In Istanbul, many of our clients who own land for a villa choose a turnkey service from an experienced team instead of project-managing on their own. The advantages of this model: time, coordination, and accountability all converge to one point; the price is fixed in writing from the start.

What to watch for in residential construction?

New construction is a serious 12–18 month commitment — a wrong move on the first stone can be very expensive later. Things to keep in mind:

  • Do not skip the soil report: the site's soil class is the foundation of structural calculation. Projects started without a report often end up requiring later reinforcement.
  • Resolve zoning early: floor area ratio, setbacks, and floor limits define the permit process and therefore the project.
  • Discipline coordination: architecture, structural, mechanical, and electrical projects should come from one team or coordinated teams, otherwise on-site clashes appear.
  • Building inspection firm choice: this is a right you can exercise — reputable, experienced firms cost more but prevent errors that cost more later.
  • Milestone-based payment: excavation + shell + finishing + delivery as a milestone-based payment plan should be the standard. Upfront payment models are risky.
  • Occupancy process: a building without occupancy is legally at risk; delivery must include the stage where occupancy is filed.

What drives villa construction pricing?

Turnkey villa pricing varies significantly across total building m², number of floors, building type (villa / residential block), and finishing quality (standard / luxury). Luxury finishes can require nearly twice the budget of standard finishes for the same m².

Apartment-block construction is roughly 15% cheaper per m² than detached villas — thanks to efficient plans and standardization. In return, villas carry premium details: custom timber, marble, landscaping, and so on.
