Brief
The owner of a 950 m² plot in Sarıyer, bought years ago, had kept the land with a small garden and a derelict structure. The goal: clear the plot and build a modern villa with smart-home infrastructure where they would live for years with their spouse and two children. The request was single-source delivery — design, permitting, construction, interior architecture, and occupancy all under one contract.

Approach
The pre-contract phase lasted 6 weeks:
- Soil survey of the plot (geotechnical report + raft foundation suitability)
- Zoning inquiry (footprint, floor height, setback distances)
- Concept sketches and cost band (low–high range ±8%)
- Transparent budget — shell, finishing, landscape as separate line items
The architectural project took shape as 2 floors + basement + pool. The basement included a hobby room + wine cellar + shelter; the ground floor was open plan; the upper floor 3 bedrooms + a master suite. The structural project was designed to DBYBHY 2018 seismic code, and the mechanical project optimized for heat pump + radiant floor heating.

Solution
The permitting process was conducted by our project office, completed within 3 months. Excavation + foundation + shell construction took 7 months. Building-inspection reports were delivered to the owner in writing before every milestone.
Key decisions in the finishing phase:
- Facade: lime-based plaster topped with composite timber cladding (no maintenance required for 10 years)
- Insulation: 8 cm stone wool jacketing; additional air gap + aluminum foil on the roof
- Kitchen and baths: pre-fabricated modular cabinets, granite countertops, concealed LED
- Smart home: KNX infrastructure — lighting, blinds, heating, and security controlled from one panel
- Garden: natural stone walkway, automatic irrigation, night lighting plan

The occupancy application was approved 4 weeks after construction was finished. The owner moved in with their family 3 weeks before the planned date. In the first winter, the energy bill came out 35% lower than reference villas of similar size — validating the insulation and heat-pump decision.
