Brief
In a 1990-built 12-unit apartment building in Kadıköy, an electrical panel caught fire, breakers started tripping, and plumbing leak complaints were ongoing. The building manager decided, "let's redo the installation before a bigger incident occurs." The goal: full electrical + mechanical renewal of the building and units, common-area lighting, and natural gas line renewal.

Approach
Demo and execution were planned to minimize impact on residents' daily lives. Each unit was advised in writing of an average of 3–4 days without water and 2 days without electricity. A temporary material storage and waste collection area was set up in the parking floor.
The work sequence was structured as follows:
- First the common areas: electrical panel, riser circuits, main pipe systems
- Then the units: in groups, from the top floor down
- Last: the natural gas line (İGDAŞ-approved renewal)
- Final phase: common-area finishing and lighting
Total duration was 6 months; about 5 business days per unit.

Solution
The electrical panel was upgraded to three-phase 100 A capacity. The feed to each unit was separated and the fuse room consolidated to a single point. All in-unit cables were replaced with TSE-certified, halogen-free, fire-resistant cable. The grounding system was rebuilt from scratch; its measurement was brought below 2 ohms.
For plumbing, galvanized pipes were fully removed and replaced with rotating- bolt polypropylene (PPR) fusion-welded piping. Hot-water riser insulation was applied to a standard that halves heat loss. Foam-acoustic-insulated pipes were used for waste lines — the main source of neighbor complaints was resolved.
The natural gas line was fully renewed under an İGDAŞ-approved project. A ball valve and a safety valve after the meter were added at each unit entrance. Leak testing and certification were conducted by our team.
Common-area lighting was redesigned as LED + sensor — 70% energy savings compared to the previous setup.

Outcome
In the 12 months after delivery, not a single breaker trip or plumbing leak complaint was received. The shared electricity item in maintenance fees dropped noticeably thanks to automatic lighting. The manager summarized the project as "the moment the building moved from 1990 to 2025."
