Brief
A penthouse in an Etiler building from the early 2000s was being used as a 4+1 unit, but the electrical installation was over capacity, the bathrooms were of 25-year-old quality, and the kitchen was both small and closed off from the living room. The family wanted this new home to be ready within 4 months with an open plan, two bathrooms, and modern technical infrastructure.

Approach
A turnkey contract was signed, with payment tied to four milestones:
- 25% after demo + rough-in
- 30% after plumbing + drywall
- 30% after finishing (paint, flooring, bath fixtures)
- 15% after delivery and cleaning
Penalty clauses were written in: for every 7-day delay, 0.5% of the daily amount was defined. The non-load-bearing wall between the kitchen and living room was fully removed in the architectural plan to open up the space. For the master bathroom, 1.2 m² were gained from the corridor.

Solution
Neighbors were notified before demo week, and the elevator was run with waste bags once per hour — there were no complaints about noise or dust. After demo, the electrical panel was upgraded from single-phase to three- phase, with circuits planned by group (AC, boiler, oven, and lighting on separate lines).
In the bathrooms, after the old tile was removed, screed-stopping cracks were identified on the floor; the floor was reset with additional drywall
- slim screed renewal. For the kitchen, custom-dimensioned cabinets were manufactured, and the stone-cut countertop was mounted on solid granite instead of laminate.
Oak pre-finished laminate was laid across the entire apartment; transition thresholds were kept below 2 mm (for barrier-free access).

Outcome
The family received the keys 6 days before the contract end date. The 24-month workmanship warranty began; in the first year, a minor paint touch-up was requested once and resolved the same day. The apartment was rented out by the owner 12 months later — gaining value above the market rate.
